A RICS valuation is a formal, paid assessment carried out by a chartered surveyor, typically required by mortgage lenders before they’ll approve a loan.
If you’re looking to sell or let, an estate agent valuation is the right starting point. If you need a valuation for legal, tax or lending purposes, you’ll need a RICS surveyor.

What factors affect how much my property is worth? 

Several factors influence your property’s value, including its size, the number of bedrooms and bathrooms, its condition and any improvements, such as extensions or loft conversions. The type of tenure matters as well, with freehold properties typically valued higher than leasehold, and the remaining lease length can have a significant impact on flats. Current market conditions and the volume of buyer or tenant interest in your area at the time of valuation also affect the final figure.

How accurate are online property valuations? 

Online valuation tools use sold price data from the Land Registry and broad postcode averages to estimate a property’s value. They can give you a general starting point, but they don’t account for the condition of your home, any work you’ve carried out, aspects of the property or how much interest there is on your specific street. A professional, in-person valuation considers all of these factors and draws on up-to-date local market knowledge, which is why the two figures can differ significantly.

Can I get a sales and lettings valuation at the same time? 

Yes. If you’re weighing up whether to sell or let, your valuer can provide both figures during the same appointment. This is one of the most common requests we receive and it gives you a clear comparison of the likely sale price against projected rental income so you can decide which option suits your situation best.

How often should I get my property revalued? 

Property values shift with the market, so if you had a valuation more than six months ago and haven’t yet listed, it’s worth getting an updated appraisal before you go ahead. Significant changes in your local area, such as new transport links, school rating updates or large-scale developments, can also affect value. There’s no cost involved, so if anything has changed since your last valuation, there’s no reason not to get a fresh view.
