Property Management
Castles has been working with landlords across North and East London since 1981. Our lettings team manage properties on behalf of all kinds of landlords, from those letting a single property to those with portfolios spread across several of our London offices. We handle everything from finding and referencing tenants through to rent collection, maintenance, compliance and end-of-tenancy administration. We offer three service levels so you can choose the arrangement that suits your property and your circumstances.
Let Only
For landlords who prefer to manage their own tenancy but want the process of finding the right tenant taken care of. We assess your property’s current rental value, market across Rightmove, Zoopla, OnTheMarket and PrimeLocation and reference prospective tenants in full, covering credit, employment and character. We prepare the tenancy agreement, oversee the move-in and hand over once the tenancy is underway.
Rent Collection with Rental Warranty
This service includes everything in Let Only, with the addition of monthly rent collection and Rental Warranty protection. We collect rent on your behalf, disburse it to you each month and manage the early stages of any arrears. For eligible properties and tenants, the Rental Warranty provides protection against non-payment, giving you greater confidence in the reliability of your rental income.
Full Management with Rental Warranty
We manage the tenancy on your behalf from start to finish, acting as the direct point of contact for your tenants and handling maintenance, compliance, inspections, renewals and end-of-tenancy administration throughout.
Full Management includes:
- Maintenance coordination via the Fixflo online reporting system
- Approved contractor management
- Periodic property inspections
- Legal compliance covering gas safety certificates, electrical inspection reports (EICRs), EPC requirements and smoke and carbon monoxide alarm obligations
- Tenancy renewal management
- End-of-tenancy administration and deposit handling through the Tenancy Deposit Scheme

Tenant deposits are registered with the Tenancy Deposit Scheme (TDS). We are members of the Propertymark Client Money Protection scheme and The Property Ombudsman.
Report a fault
Tenants in managed properties can log maintenance issues through our online Fixflo system at any time. Reports are picked up promptly and handled through to resolution.
